SUMMARY OF COVINENTS
The Shadowwood Homeowner’s Association includes all property owners within the Shadowwood area and is governed by the “Protective Covenants, Conditions, Declarations, and Restrictions for Shadowwood” on file in the Recorder’s Office at the Washington County Court House. A copy of this document should have been given to each property owner at the time of purchase. If you do not have one, you should request it from your escrow agent or, for further help in obtaining a copy, a Shadow Wood Homeowner’s Association Board member. Since you are legally bound to comply with the conditions and restrictions in the Covenants it is essential that you retain and refer to them.
For your immediate information, some of the more important restrictions are summarized below:
Boats, RV’s trailers, trucks (commercial vehicles), and non-operating vehicles are not to be stored in the residence driveway, yard, or streets of Shadow Wood.
Homes are to be kept appropriately painted and clean. Any color scheme requires Association approval.
Roofs and chimneys are to be kept in good repair.
Fences are to be kept in good repair.
Trees, bushes, and other plants are to be trimmed so that they do not encroach on common sidewalks or streets or pose a hazard to passers-by or obscure the vision of motorists.
Lawns, gardens, trees, and bushes are to be kept mowed, trimmed, and free of unsightly weeds at all times.
Insert two boxed images detailing placement and distances of safe landscaping.
Maintenance of sidewalks and the beautification of curb strips are the responsibility of the homeowner and should be kept in good repair.
Trashcans, plastic bags of trash, or loose trash are to be kept out of sight except on trash pick-up days.
No building, fence, improvement or exterior construction of any kind can be commenced without first submitting the plans to the Architecture Committee for approval and then obtaining approval for these plans.
Any exterior siding other than original is prohibited.
